El proyecto que presenté como Trabajo Final de Grado de Ingeniería Civil es, a simple vista, un mero proyecto  de urbanización, pero que sin embargo, responde más a tratar de solventar la fuerte problemática medioambiental existente en una zona costera del litoral Granadino, que al proceso edificatorio al que se han sometido todos los nuevos proyectos de urbanización. No obstante, se pretende a su vez tratar de desarrollar una zona abandonada entre invernaderos, comúnmente conocido como "el mar de plásticos" característicos de la zona.

 

A partir de la recolección de todos los datos posibles de los distintos organismos encargados así como del estudio del Plan General de Ordenación Urbana que rige en la zona, realicé en primer lugar un estudio completo de la problematica en sí existente, analizando tanto las infraestructuras, como  las instalaciones y el estado de las mismas.

 

En las siguientes fotografías podemos observar el estado actual de la zona y concretamente, como se circula por el Domínio Público Marítimo Costero para poder acceder a una edificación aislada del resto de urbanización, que llamaremos edificación "Problemática" y debido a la cual, se desarrolla el presente proyecto.

 

Esta edificación "Problemática" produce el deterioro del frente costero debido a su acceso, y por tanto, como punto fundamental de la redacción del proyecto, se ha establecido la eliminación del tránsito rodado por dicha zona. 

 

Por otro lado, y analizando la infraestructura existente, se observa la inexistencia de una red de saneamiento para dicha edificación, vertiendo todos los residuos generados a un pozo ciego. Es por tanto, que dicha premisa marcará a su vez una pauta a la hora de desarrollar el proyecto en conjunto con la premisa anterior.

 

Analizando el resto de la zona, vemos que en una parte de la misma, la instalación de abastecimiento se lleva a cabo a partir de conducciones de fibrocemento por lo que se deberá modificar de acuerdo a las normas de salubridad actuales.

The Civil Engineering Final Degree Project that I delivered at the end of my course was initially, at first glance, a basic urbanization project. However, this project was more focused on solving an actual environmental issue on the coastline of Granada rather than the building construction process where all the new urbanization projects have been made in the last few years. 

 

The project intended to develop an abandoned area between greenhouses, commonly called  "The plastic sea" which characterizes this area.

 
With effect from the all possible data collection from the organisations overseeing the management of this area as well as the previous study of the existing city plans, I had done a complete study of the current problems, analyzing the infrastructure, the facilities and the state of both.

 

In the following pictures, we can see the actual state of the area and more precisely, how the beach must be driven on in the maritime-terrestrial public domain in order to reach the building that is isolated from the rest of the urbanization. Throughout the project this isolated building is being called the "problematic building" and around it, the present project is being made.

 
Because of the limited access to this "problematic building", the seaside area is deteriorating. The motivation for this project is to primarily cut vehicular traffic from this zone. Furthermore, analyzing the actual infrastructure, we can observe the absence of a sewage system for the "problematic building" so it pours its waste water into a deep cesspool. It is therefore, this point that is going to serve as a guideline for the development of the project. 

Analyzing the rest of the place, we can see that in some of its parts, the water facility was made with fibre cement pipes. Therefore, they will be modified according to the current regulations for health and sanitation standards.
 

 

 

 

Por último tuve en cuenta el PGOU del municipio de Motril, que marca como podemos ver a continuación,una gran área colindante al Domínio Público Marítimo Costero como "Pantalla Ambiental" con carácter dotacional para la costa según se define en el PGOU. Todo ello englobado en un área de estudio de detalle marcada como Unidad de Ejecución "U.E. CHU-1" 

Es por tanto que estas tres condiciones marcan el desarrollo del proyecto, ejecutándose únicamente la zona rayada de las siguientes imagenes del PGOU.

Finally, I took into account the land-use planning of the town of Motril. This planning established, as we can see in the next picture,  a vast area named "Pantalla Ambiental" (Environmental area protection) near the maritime-terrestrial public domain. This environmental area protection could be used only as an allocation zone for the beach by the land-use planning. All of this is englobed in an area called  "Unidad de Ejecución U.E. CHU-1" (execution unit CHU-1) by the land-use planning.

 

Therefore, these three conditions are going to guide the development of the project and the only part which is going to be under construction of this execution unit will be the striped zone.

 

 

En definitiva, y tras analizar todas las variables, tanto de diseño como de cálculo, decido ejecutar cuatro nuevos viales y una bolsa de aparcamientos, que eliminará el estacionamiento y tránsito por el Domínio Público Marítimo Terrestre.

 

Estos cuatro viales se pueden dividir en dos tipos, de carácter restringido y no restringido.

 

En primer lugar, y como podemos observar en las siguientes imagenes, se proyecta un vial principal que sirve de continuación a uno ya existente y cuyo objetivo principal es conectar la edificación "Problemática" con el resto de Urbanización. Además a lo largo de él y en su parte final se proyectan aparcamientos que absorverán la carga de vehículos ocasionada sobretodo en la época estival, evitando así el estacionamiento de los mismo en la zona costera.

 

Por otro lado, se realizan tres viales de carácter restringido, dos de ellos nombrados ejes "B y C", de acceso solo a residentes y servicios públicos, con un pavimento adoquinado y que eliminan así el tránsito interno de la urbanización existente. El vial restante,proporcionará el acceso a playa y a la edificación aislada, siendo utilizable por vehículos de emergencias y autorizados.

 

En cuanto a las instalaciones proyectadas, se ha dotado de una red de abastecimiento y riego y una nueva red de saneamiento, eliminando de este modo los vertidos al pozo ciego. Todo ello siempre según lo establecido tanto en el PGOU como en las Normas de la Mancomunidad de Municipios de la Costa Tropical.

In conclusion, after analyzing the design and evaluating all variables, I have decided to implement four new roads and one park zone which will remove both traffic and cars being parked along the maritime-terrestrial public domain.

 

These four new roads could be sub-divided into restricted and non-restricted traffic zone.

 

On one hand, as we can see in the next pictures, one main non-restricted road named "Eje principal A" (Major axis A) has been created. It would be used to continue an existing one with the main purpose of connecting the "Problematic Building" with the rest of the existing urbanization. Moreover, along and at the end of this road there are projected car parks which will absorb the amount of vehicles, especially during holiday periods, being parked on the seashore.

 

In the other hand, the other three new roads, which are access-restricted, can be subdivided in two group. The roads which form the first group are called "Ejes restringidos B, C" (Restricted axis B,C). These two roads will be used only by residents and public service and will be a cobble pavement made. The main purpose for the traffic restiction is in order to avoid traffic inside the neighborhood. The remaining road is going to provide pedestrian access to the beach and the isolated building. It is only be used by emergency and authorized vehicles.

In terms of facilities, a water supply and irrigation facility and a new sewage network have been installed, removing all the waste water that was poured into the deep cesspool. All of these, have designed in accordance with the land-use planning of the town and the "Normas de la Mancomunidad de Municipios de la Costa Tropical" (Norms of the Municipalities of Tropical Coast of Granada).
 

 

 

Respecto al resto de instalaciones, he tenido en cuenta las normativas pertinentes y se han proyectado siempre teniendo presente el futuro desarrollo de la zona así como su sostenibilidad medioambiental, y su gasto energético.

 

Remarcar que en cuanto a la iluminación, he considerado las caracteristicas de los viales y he estudiado como proyectar el modelo y tipología mas adecuado de luminarias.

Regarding the rest of the facilities, the regulations and governmental conditions had been taken into account when considering the further development and implementation as well as their environmental sustainability and energy consumption.

 

The street lights have been selected for the different kinds of roads that are in the project based on calculations of efficiency in order to choose the best model and location.

 

 

 

 

 

Como aclaración del video, clasifico los elementos según las texturas utilizadas, siendo aquellos elementos de color "Blanco" elementos existentes previa la actuación, y aquellos materiales con texturas o edificios translúcidos los que se pretenden/prevean proyectar.

 

 Podemos observar como se le da una continuidad lógica al vial existente para conectar la edificación "Problematica" eliminando así el deterioro que generaba el tráfico a través del deslinde marítimo costero. Así mismo se intenta conservar el caracter "Residencial" de la urbanización existente proyectando dos viales de acceso restringido que darian continuidad a los viales ya existentes y que a su vez, quedan delimitados con la pantalla de protección ambiental establecida en el PGOU del Municipio.

 

Al encontrarse la urbanización carente de mobiliario, se introducen bancos, papeleras y contenedores soterrados entre otros elementos.

 

En cuanto a la accesibilidad, se realizó un estudio para proyectar vias accesibles que le confirieran a todo su conjunto dicha característica.

 

Se dotó así mismo de distintas especies vegetales que tras un estudio previo se consideraron más idoneas a la localización del proyecto.

In order to clarify the information from the video, I have classified the elements depending on their texture, being the white elements the existing components before the implementation and those colored or translucid the ones expected to be projected. 

 

Furthermore, we can see how a logical continuity to the existing road is provided, connecting the "Problematic Building" with the rest of the houses in order to avoid the deterioration caused by the traffic on the seashore.

 

Moreover, there is an attempt to preserve the "residencial character" given to the existing urbanization. Therefore, two access restricted roads which will give continuity to the exisiting internal roads are projected. In addition, one of these roads will be delimited by the environmental protection area stated in the town's land-use plan.

 

Since the existing urbanization lacks urban amenities, some elements such as bins, benches, an underground containers system, and other street furnitures have been projected. 

 

Regarding accessibility, a study has been carried out in order to set accessibility tracks all around the area.

 

Additionally, different vegetable species have been chosen after conducting a study which revealed the most suitable species for the location of the project.
